Unless you’re one of the few vacation rental owners with a full-on maintenance crew, it’s up to you to keep up with your property’s routine maintenance.
For the most of us, our cleaning crews are hired to do a quick turn that involves basic cleaning and bed-making. Occasionally, they will change a light bulb and install new batteries in the TV remote. But that is only if a guest has let us know about it and we text our cleaners with the request.
Once we are on-site, the tasks begin. We meticulously inspect the areas that get the least attention by the cleaners. Often, these areas are what cause angst with our guests and can result in less than stellar reviews.
Put yourself in your guest’s shoes. It would be frustrating to get settled in after a long drive and find the batteries in the TV remote are dead. Or six are staying in your rental and there are only five forks in the drawer. Or worse, your guest injured from a commode seat that was loose.
You can avoid these situations with some basic routine maintenance checks. Yes, things can happen in between visits to the property. However, preventive maintenance goes a long way in mitigating bad reviews from your guests and costly repair bills.
I have put together a routine maintenance checklist to assist vacation rental owners with the on-site inspections. This checklist covers all of the critical areas you should be checking at each visit to your property. At a minimum, use the checklist seasonally.

Don’t get stuck with a hefty repair bill. When you take the time to do some seasonal preventive maintenance, you’ll save money and time on repair costs.
