Easy Facebook Marketing Tips

Today I’m sharing three easy tips to help your vacation rental stand out in the sea of Facebook marketing.  Using Facebook to help market your vacation rental is a no-brainer.  It’s free, it’s easy, and it works.  Period.  

I frequently see posts from vacation rental owners who are complaining that they’ve tried Facebook, but it doesn’t give them any bookings. 

Here’s the truth – if you aren’t getting any bookings at all from Facebook, you’re not using Facebook Marketing correctly.  

Take a look at these stats.  According to this article on Hootsuite, “1.47 BILLION people are using Facebook daily”.  BILLION!  And, “78% of American consumers have discovered retail products to buy on Facebook”. “Facebook’s importance as a discovery platform—where users can browse, research, and get inspired—outranks both Instagram and Pinterest, who’ve inspired 59 percent of American consumers each.”

Tough Love Here – So, if you’re using Facebook for marketing your vacation rental, but you’re not getting any bookings from it, listen up.  Your competitors ARE getting bookings from Facebook.  And you can, too!  You need to step up your marketing game, friend.

I’m listing three easy tips in this post, but this is just the beginning of what you can do to improve your social media marketing strategy.  You’ll find LOTS of other tips in my Facebook & Instagram Course that is exclusively for Vacation Rental Owners.  

#1 – Facebook Marketing Tip

Post Content = “Browse, Research, and Get Inspired.”

Any time you create a post on your Facebook Business Page, you should be thinking about these three words – “browse, research, and get inspired.”

The majority of your potential customers are doing one (or all) of those things.  Create your post in such a way that it assists your potential customer in one of these three areas.

For example:

“Browse” – include a post about a unique property feature, along with a photo.

“Research” – create a post about why summer is a great time to visit your destination city.  Provide something educational/knowledgeable about your destination.

“Get Inspired” – create a post that will entice your potential guest with an exciting event or outdoor activity they would enjoy.

Remember – always be conscious of being helpful to your potential guest. 

Be an authority on your destination. 

Don’t be that vacation rental host who only posts, “Book my 2 bedroom vacation rental, because it has a fireplace and a king bed.”  Ten.  Million.  Times.  Per.  Month.  UUggghhh!!  No one wants to see that!

#2 – Facebook Marketing Tip

Include Your Website Address in your Facebook Business Page Name

Consider this scenario.  A potential customer sees your awesome Facebook post.  They want more information, such as amenities or rates.  How much digging do they have to do to find your website?  Think about it.  From Facebook, how many clicks and/or how much time would it take for a customer to get to your website?

Here’s an easy tip, include your website in your Facebook Business Page Name.  Wah-lah!  Zero digging!

  • Go to the About section of your Facebook Business Page
  • Under General, click Edit to edit the Business Page name
  • Done!

#3 –  Facebook Marketing Tip

Maximize Your Facebook Cover Photo

Your Facebook Cover Photo is your #1 prime Facebook real estate.  Don’t waste it with a cute photo of your puppy dog.  Really. 

This sentence is important:  When a potential customer clicks over to visit your Facebook Business Page, they are looking for information specific to your vacation rental.

Read that again… 

When someone clicks over to your Facebook Business Page, they are actively and purposely looking for additional information, specifically about your vacation rental.

So are you giving them the information they are looking for, without making them dig for it?

  • # of bedrooms/bathrooms
  • King & Queen beds
  • Occupancy
  • Location
  • Phone number
  • Website
  • Social media accounts
  • Several photos
  • and more!

Did you know you can post more than one photo in your Facebook cover?  Yep, you sure can.  Look at my example.  Those little highlighted dots mean there is more than one photo.

BONUS Facebook Marketing TIP:

Use “Book Now” as your call to action button.  See the blue button in the bottom right of the photo above.

Don’t use “send email,” “contact us,” or “send message.” 

Make it as easy as possible for your potential customer to get to your website.  The link associated with your Facebook Business Page button should go directly to your bookable website.
