Your email list is one of the most important and valuable assets in your vacation rental business. A lead magnet is a piece of downloadable or emailed content (a checklist, a helpful article, a newsletter, a printable worksheet, etc.). The lead magnet is meant to entice the guest enough that they are willing to provide their email address to you in exchange for access to the content. Having an email list to market to is crucial in getting repeat guests as well as new guests.
Guests want the security of knowing who they are renting from. There are so many articles about scammers out there, guests are leery - and rightfully so. A good "About the Owner" section on your website will give the guest peace of mind that the person they are booking with is legit. It also provides an opportunity for you to tell a story about your property and/or your rental destination. Be creative, share photos of yourself, and entice the guest with your words of affection for the area and your vacation home.
A calendar of events helps your guest plan their vacation. It may even provide an opportunity for a repeat booking. Many guests like to feel they are a part of the community in a vacation destination they love. By participating in local events, they get a chance to mingle with locals and learn more about the day-to-day activities in the area. The calendar of events may also give them information about big events that will affect traffic, wait times at restaurants, etc. that they may want to avoid.
These days everyone is impatient. Just as online instant quotes are a MUST, instant booking is almost as important. Even if your listing accepts instant bookings, you still have the opportunity to vet your guest before you accept the reservation. Making your guest wait 12, 24 or even 48 hours for a confirmed reservation is hurting your business. There is a finite amount of time the guest will be willing to wait to have a guaranteed reservation. Don't lose out because of your paranoia.
Blogs are a big thing these days...in fact, you're reading one right now! As much as we hate to admit it, guests are not coming on vacation just to relax in your 3 bedroom, hot tub, great views vacation rental. Yes, that's part of it, but they are coming to a vacation destination. If you are't selling them on all the activities, events, local scenery and excursions, you're not marketing your property correctly. If all you're advertising is your property, you're "telling, not selling". Blogs are extremely helpful in getting guests excited about their vacation. Be a vacation guest helper by providing frequent blog posts about all the new and exciting opportunities for fun in your area.
